Rent Increase. Would You Pay It Or Would You Have The Confidence To Make A Reduced Offer

A myHIVteam Member asked a question 💭
Brighton, England, United Kingdom

I just received an invitation to renew my Brighton Apartment rental agreement. So every six months they send an invitation, for me to stay another 6 months but they try to increase the rent every time. For my last six months, I told the Landlord, I couldn't agree to his increase, and I offered to pay him the rent without the increase. I was suprised to hear back that he accepted my offer to pay the same rent for another six months. This time he wants to increase the rent from 630 Pounds per… read more

Speaking from the POV of being a landlord.... Lease agreements should be negotiated. Putting our heads in the sand over a specific number is nuts.

In my experience, if we treat a tenant well, they tend to do the same. That doesn't mean they all will; we've had our share of bad tenants. I take time to read through my leases with a new tenant. And ask if anything bothers them and why. So, for example, why do I charge $200 if they call me to visit and then refuse to open the door? First, it costs me real cash to drive for two hours. I'll do it but if it was on a lark to "punish the landlord" I won't take that for free, anymore than they should. Similarly, if my inaction, or lack of success; for example in getting the dryer I supplied repaired (and that experience was a true cluster fk); I credit my tenants rent in a negotiated fair amount.

It's going to be an investment, foreigners can buy real estate in Portugal. I will be going through the proper channels.

I'll be going to Porto, Portugal in 2025 to look for real estate. A small apartment or a brick style home off the beach, depending on how it goes here with Trump... 🌈❤️🌈🙏

I agree with Luisgabriel. It would depend on the situation for me. I pay quite a bit already in exchange for beach living. I could always just drive to the beach too and live more cheaply inland so I'd most likely go from this situation, also my neighbors I'm sure we're sent to earth to create as much ridiculous noise as possible 1130p-4a while wearing brick shoes walking about the place 4 hrs nonstop in a small room, and would love to leave them with one finger held high 😁. I am also looking actively and calling places in other countries. We used to have rent control but that was voted down. For you, it will be a pain and costly for your landlord to go to court most likely, and if you've been a great tenant, respectful and paying on time, taking care of the place he may see that as worth the investment or loss.

.... if you can negotiate that's something! I would meet somewhere in the middle you're saying 640 the LL is saying 700, why not offer 650? I wish I could do that lol... here I am paying $1750 for a 2-br and next contract it will be $1850 with nothing included mind you.
